A motivated seller keyword contains a problem, a deadline, or a condition. That is the whole test. Someone searching “sell my house” might be casually curious. Someone searching “sell my house fast before foreclosure” has a bank breathing down their neck and a calendar working against them.
Three signals separate a motivated keyword from a tire-kicker keyword:
Keywords with none of those three signals belong in your research file, not your campaign. They generate impressions and burn budget without producing appointments.

Group these into tight ad groups, never dump all sixty into one. Cash-offer terms, foreclosure terms, and condition terms deserve separate ad copy because the seller’s emotional state is different in each case.

This is where most investor campaigns leak money. Every one of these terms below looks relevant to Google’s matching algorithm and is completely worthless to you. Add all twenty-five as negatives before your campaign goes live, not after you have wasted $2,000 finding them yourself.
Agent / listing intent: realtor, real estate agent, listing agent, mls, list my house, how to become a realtor, realtor commission, agent near me
Rental intent: for rent, rent to own, rental listings, apartments, lease, tenant rights, section 8 apply
Research / DIY intent: how to, diy, calculator, zillow, redfin, free, template, worksheet, course, class
Job intent: jobs, salary, hiring, career, internship
Buyer-side intent: homes for sale, houses for sale near me, buy a house, first time home buyer, mortgage rates
One caution: do not blanket-block “free.” If you run a lead magnet like a free cash offer or free home valuation, blocking that word kills your own traffic. Block “free” only at the ad group level where it does not apply.

Long-tail terms have lower volume but far lower cost per lead, and they let you write ad copy that speaks directly to one specific situation. These are the six situations that convert best for our clients.

The keywords above are search intent. Text messages are interruption, the seller was not looking for you. So the same keyword becomes a different sentence. Lead with the property, keep it under 160 characters, and ask one easy question.
Script 1 — Standard opener:
Hi {FirstName}, this is {YourName}. I buy houses in {County} and came across {PropertyAddress}. Any interest in a cash offer? No obligation either way.
Script 2 — Vacant or distressed list:
Hi {FirstName}, I noticed {PropertyAddress} looks like it has been empty a while. I buy as-is and cover closing costs. Would you consider an offer?
Script 3 — Tired landlord list:
Hi {FirstName}, do you still own the rental at {PropertyAddress}? I buy with tenants in place, no repairs needed. Open to a number?

Start narrow. Take the fifteen cash-offer keywords, add all twenty-five negatives, set a modest daily budget, and let it run two weeks before touching anything. Then layer in condition and situation ad groups once you know your baseline cost per lead. Investors who launch with three hundred keywords on day one almost always shut the campaign off in month two, convinced PPC does not work, when the real problem was that nothing was ever isolated enough to measure.
The same list feeds both channels. What you bid on in Google should match what you say in a text, because it is the same seller with the same problem.
Motivated seller keywords are search terms that signal urgency, property condition problems, or a difficult life situation, like “sell my house fast for cash” or “sell inherited house.” They indicate a homeowner who needs to sell quickly rather than one casually researching home values.
Cash-offer terms are among the more expensive in real estate, commonly running $15 to $60 per click depending on your market. Long-tail situation keywords cost considerably less and often produce a lower cost per contract.
Start with agent terms (realtor, listing agent, mls), rental terms (for rent, apartments, lease), and job terms (jobs, salary, hiring). Those three groups account for the majority of wasted spend in a new investor campaign.
Use them to build your lists, not your message. Search keywords tell you which property situations to pull; your text message should lead with the property address and one simple question instead.
Fifteen to twenty tightly related keywords in one ad group. Adding hundreds at launch makes it impossible to identify which terms actually produce contracts.
