Wholesale PPC: How Real Estate Investors Get Motivated Seller Leads From Ads

Most real estate wholesaling marketing is outbound. You mail, text and call owners who never asked to hear from you. PPC flips that. The seller types “sell my house fast” into Google, sees your ad and calls you.

That is why PPC leads are often the warmest leads a wholesaler gets. They are also the most expensive per click, and a badly run campaign can spend thousands with nothing to show for it.

This guide shows how wholesale PPC works in 2026. It covers which keywords sellers search for, with real costs from Google Keyword Planner, how to set a budget, what your ads and landing pages need, and how to track every lead.

When PPC makes sense for a wholesaler

PPC is not the first channel for every investor. It works best when three things are true:

    • You can answer fast. PPC sellers often contact several buyers at once. The first one to call back usually wins the conversation.
    • You can fund a test. Clicks on seller keywords cost $15 to $130 or more (see the table below). You need enough budget for a fair test, usually 60 to 90 days.
    • You have a seller funnel. That means a landing page, call tracking and a CRM ready before the first click.

    Google or Bing?
Start with Google Search. It has the most seller searches by far. Add Microsoft Advertising (Bing) once Google is profitable. It has less volume, but clicks are often cheaper and less contested.

One more thing to check: Google treats many real estate ads as housing ads, which limits some audience targeting in the US. Review Google’s housing ads policy before you build your campaign.

Which ad platforms work for motivated sellers

One of the most common questions investors ask is which paid platform finds motivated sellers best. Each one plays a different role:

    PlatformBest forWatch out for
Google Search AdsSellers actively searching "sell my house fast [city]" right now. The highest intent. The highest cost per click. Needs tight keywords and negatives.
Microsoft Advertising (Bing)The same search intent with less competition, often at lower cost.Much lower volume. Add it after Google works.
Meta (Facebook and Instagram)Reaching owners before they search, using video and "we buy houses" offers. Cheaper clicks.Lower intent. Most real estate ads run as Housing ads: no age, gender or ZIP targeting, and a 15-mile minimum radius (Jon Loomer).
YouTube and Google displayRetargeting people who visited your seller site but didn't convert.Rarely brings first-time seller leads on its own.

For most wholesalers, the order is Google Search first, then Bing, then Meta and retargeting.

Motivated seller keywords and what they cost

Wholesale PPC lives or dies on keywords. You want searches from owners who want to sell soon, not from buyers, renters or agents.

Here are common seller keywords with their US search volume and top-of-page bid range from Google Keyword Planner:

What the table shows. The big keywords (“sell my house fast,” “we buy houses”) bring volume but cost $20 to $135 per click at the top of the page. Situation keywords (“sell inherited house,” “sell house in foreclosure”) have far fewer searches but much cheaper clicks, and the sellers behind them are often very motivated.

    How to use it:

    • Add your city to every keyword: “sell my house fast Dallas.” Local searches are more likely to come from real owners.
    • Use phrase match and exact match, not broad match. Broad match spends money on searches you don’t want.
    • Group keywords by intent (speed, cash, condition, situation) and write ads for each group.
    • Add negative keywords from day one: rent, jobs, agent, realtor, Zillow, apartments, DIY, “how to.”

    What-Seller-Keywords-Cost

Set your budget with simple math

Don’t pick a budget by feel. Work backward from the deals you want. You only need three numbers:

    • Cost per click (CPC): what you pay for each visit
    • Conversion rate: the share of visitors who call or fill in your form
    • Close rate: the share of leads that become signed contracts

    Then:

    • Cost per lead = CPC ÷ conversion rate
    • Cost per deal = cost per lead ÷ close rate

    A worked example.
These are example numbers, not benchmarks. Plug in your own market’s figures.

    InputExample
    Average CPC$40
    Landing page conversion rate10%
    Cost per lead$40 ÷ 0.10 = $400
Close rate (leads to contracts)1 in 15
    Cost per deal$400 × 15 = $6,000
Monthly budget for 2 dealsAbout $12,000

If your typical assignment fee is well above your cost per deal, PPC can scale. If it isn’t, fix the weakest number first. A better landing page raises conversion. Faster follow-up raises close rate. Tighter keywords lower CPC.

Give any new campaign 60 to 90 days before judging it. Google needs data to optimize, and many seller leads take weeks to close.

Set up your first campaign, step by step

    1. Pick one market. Start with one metro you know and can close deals in.
    2. Build your landing page and tracking first. Add your call tracking number, the Google Ads tag and form-fill conversions before any ads go live.
    3. Create a Search campaign. Choose the “Leads” goal, Search network only. Turn off the Display Network and search partners at the start.
    4. Set your location. Target people in or regularly in your market, not people “interested in” it.
    5. Build tight ad groups. One ad group per intent: speed (“sell my house fast”), cash (“we buy houses for cash”), condition (“sell house as is”) and situation (“sell inherited house”).
    6. Use phrase and exact match with your city added, plus a starting list of negative keywords.
    7. Write two or three ads per ad group and add call, sitelink and callout assets.
    8. Start with Maximize Clicks or Manual CPC, with a bid cap. Switch to Maximize Conversions once you have about 15 to 30 conversions.
    9. Set a schedule. Run ads when someone can answer the phone, or route after-hours calls to an answering service.
    10. Review weekly. Check search terms, cost per lead and which ads win.

Write ads and landing pages that convert sellers

Your ad gets the click. Your landing page gets the lead. Both have to match what the seller just typed.

    Ads that work:

    • Put the city and the keyword in the headline: “Sell Your Dallas House As-Is.”
    • Answer the seller’s worry: no repairs, no fees, close on your timeline.
    • Use call assets so sellers can tap to call from their phone.
    • Run at least two ads per ad group and keep the winner.
    • Make honest claims only. Don’t promise a price or a closing date you can’t meet.

    Ad copy examples.
Google responsive search ads allow headlines of up to 30 characters and descriptions of up to 90. Swap in your own city:

    TypeExampleCharacters
HeadlineSell Your House Fast in Dallas30
    HeadlineWe Buy Houses As-Is19
    HeadlineNo Repairs, No Agent Fees25
    HeadlineClose on Your Timeline22
    HeadlineLocal Dallas Home Buyers24
    HeadlineRequest Your Offer Today24
DescriptionSell your Dallas house as-is. No repairs, no cleaning, no agent fees. Get your offer.85
DescriptionInherited a house or behind on payments? We can help. Pick your closing date.77

    Landing pages that work:

    • One page, one goal: get the address and phone number.
    • A short form above the fold. Ask for the property address first; it feels easy.
    • A click-to-call phone number at the top, using a tracking number.
    • Trust signals: real reviews, your local address, a short “how it works” section, photos of your team.
    • Fast load on mobile. Most seller searches happen on a phone.
    • No menu or links that pull the seller away from the form.

Don’t send PPC traffic to your homepage. A dedicated pag built for each keyword group converts far better. If you need one built, see our seller landing pages.

Track every lead and follow up fast

If you can’t see which keyword produced a deal, you can’t scale what works. Set up tracking before you spend a dollar.

    1. Conversion tracking. Record form fills and calls as conversions in Google Ads, so Google can optimize toward real leads.
    2. Call tracking. Use a tracking number on your ads and landing page. Many PPC sellers call instead of filling in a form. Tools such as CallRail or CallTrackingMetrics show which keyword drove each call and record it for coaching.
    3. Offline conversions. Send “appointment set” and “contract signed” back to Google Ads from your CRM. This teaches Google which clicks become deals, not just leads.
    4. Search terms review. Check the search terms report every week and add negative keywords for anything irrelevant.

Speed to lead decides your results.
A PPC seller is often comparing several buyers that same hour. Call new leads within minutes. If nobody answers, text right away and follow up for weeks.

A CRM that routes PPC leads, alerts your team and schedules follow-ups keeps leads from going cold. A proper Follow Up Boss setup does this out of the box.

Running wholesale PPC on a small budget

You don’t need $10,000 a month to test PPC. On a small budget, focus on cheaper, highintent searches:

    • Go narrow on location. One county or a few cities, not a whole state.
    • Lead with situation keywords. “Sell inherited house,” “sell house in foreclosure” and “sell rental property with tenants” cost a fraction of “we buy houses” (see the table above).
    • Use exact match only until you know which searches convert.
    • Run ads during business hours when you can answer calls live.
    • Add Bing early. Clicks are often cheaper, and the same campaign can be imported from Google.
    • Retarget visitors cheaply. A small retargeting budget brings back sellers who visited but didn’t call.
    • Spend where you win. Every two weeks, move budget from keywords with no leads to those with leads.

    Common wholesale PPC mistakes

    • Using broad match with no negatives. Your ads show for “houses for rent” and “real estate jobs.” Budget disappears with no seller leads.
    • Targeting too wide an area. National or state wide targeting spreads a small budget too thin. Start with one metro.
    • Sending clicks to the homepage. Visitors get distracted and leave. Use a focused landing page.
    • Tracking leads, not deals. A keyword with cheap leads that never close is worse than a pricier one that does.
    • Slow follow-up. Paying $400 for a lead and calling back the next day wastes the spend.
    • Quitting too early. Two weeks of data says very little. Plan for 60 to 90 days.
    • Set-and-forget. Bids, search terms and ads need weekly attention. Most failed campaigns were simply left alone.

    Frequently Asked Questions

Wholesale PPC means using pay-per-click ads, mostly Google Ads, to get inbound leads from homeowners who want to sell fast. The wholesaler puts the property under contract and assigns it to a cash buyer.

Google Search Ads bring the highest-intent sellers. Microsoft Advertising (Bing) adds cheaper clicks, and Facebook and Instagram reach owners before they start searching. Most wholesalers start with Google Search.

Yes, when your cost per deal stays well below your average assignment fee. PPC brings inbound sellers who are already looking to sell, but it needs a solid landing page, tracking and fast follow-up to pay off.

Top-of-page bids for seller keywords run from about $2 to over $130 per click in the US, based on Google Keyword Planner. Most wholesalers need a monthly budget in the thousands for a fair test in one market.

High-intent phrases with your city, such as “sell my house fast [city],” “we buy houses [city]” and “sell house as is [city].” Situation keywords like “sell inherited house” cost less and often bring very motivated sellers.

Start with Google Ads for volume. Add Bing once Google is profitable, since its clicks are often cheaper.

Plan for 60 to 90 days. The first weeks gather data and remove wasted spend, and many seller leads take weeks to turn into contracts.

Running it yourself saves the management fee but takes several hours a week, plus a learning curve. An agency that specializes in real estate investors brings tested keywords, ads and tracking from day one. Ask any agency for real estate case studies and who owns the ad account.

Any tool that gives a unique number per source and connects to Google Ads works. CallRail and Call Tracking Metrics are common choices, and many investor CRMs include basic call tracking.
